Bats in the Attic? Get Them Out Safely and Legally
Bats are protected in Virginia, and they often roost in groups inside attics, gable vents, soffits and behind siding. Removing them the wrong way can trap bats inside, separate mothers from young and violate state rules. Moorman’s uses humane one-way exclusion to get bats out and seal the building so they cannot return.
Signs You Have Bats
- Droppings (guano) on attic insulation, windowsills or the ground below a gap
- Scratching or squeaking at dusk and dawn
- Bats seen leaving the roofline at sunset
- Stains or rub marks around small gaps
Our Bat Exclusion Process
Inspection
We locate every active and potential entry point, which can be as small as a half-inch gap.
One-Way Exclusion
We install one-way devices so bats can leave but not get back in, timed to avoid Virginia’s bat maternity season (May 1 through August 15), when young bats cannot fly.
Sealing
Once the bats are out, we seal the entry points and protect vents and rooflines.
Guano Cleanup
Bat guano can carry health risks. We can remove contaminated insulation and replace it.
Bat Species Found in Virginia Homes
The bats most often found in Virginia attics and wall voids are big brown bats and little brown bats. Both are small insect-eaters that can slip through gaps around fascia boards, ridge vents, chimney flashing, dormers and loose siding. A single colony can eat thousands of insects a night, which is one reason bats are protected and why the goal is humane exclusion rather than killing.
Why Timing Matters
In summer, female bats form maternity colonies and raise pups that cannot fly yet. Excluding a colony during this window can leave young trapped inside the attic. Under Virginia’s nuisance wildlife rules, bats may not be excluded or removed from a structure during the maternity season, May 1 through August 15, unless no young bats are present or there is a threat to human health or safety. We schedule one-way exclusion before May 1 or after August 15. During the season we can still inspect, document activity and plan the work so the colony is out as soon as the window opens.
Health Concerns With Bats
Bat droppings can grow a fungus linked to histoplasmosis, and bats can carry rabies. Never handle a bat with bare hands. If a bat is found in a bedroom or a room where someone was sleeping, contact your local health department for guidance. For colonies in the attic, professional cleanup and insulation replacement reduce the risk of exposure.
Bats in Commercial Buildings and Churches
Large colonies often roost in churches, schools, barns and older commercial buildings with tall rooflines and many gaps. We handle commercial wildlife removal and seal the building in phases so the work fits the property.

Frequently Asked Questions
Is it legal to remove bats in Virginia?
Bats can be excluded humanely, but timing and methods matter. Exclusion is not done while flightless young are in the roost.
Can I just seal the hole myself?
No. Sealing an active roost traps bats inside, where they may die or enter the living space.
Do you clean up bat guano?
Yes. We remove guano and contaminated insulation and can reinsulate the attic.
